Pre-Inspections ? How many Real Estate Agents claim they know enough about residential home construction to provide you with a Pre-Inspection? Our agents are highly trained in the local residential home construction process and have attended many home inspections. We use our knowledge to immediately point out potential problems so we can move on. We never try and cover up problems since you are our client and we are representing your best interests. Our pre-inspections are for informational purposes only and are intended only to educate our home buying clients. A third party inspection is always recommended.
We are a member of the National Association of Exclusive Buyer Agents. Traditionally, homebuyers would purchase the home through the listing agent. The listing agent represents the SELLER. Even today, we continue to hear horror stories about consumers being SOLD or PRESSURED to buy a home by agents claiming to be their "buyer's agent".
Traditional Real Estate offices list homes for sale. They SELL homes. That's what they do best. If you hire a "buyer's agent" from their office, you could enter into a contract with one of their listings. Agents within the office share the same fax machines, and attend the same office meetings. Sometimes things get shared, and you better hope that it is not how much you are willing to pay for one of their listings. If your "buyer's agent" sells you one of their listings, you will enter into a dual agency situation and you are left without the proper representation.
